Initial consultation

We visit the property, listen to how you want to live in it, and give you an honest first read: what is possible, what it is likely to cost, and how long it will take.

Design & concept

The scheme is drawn and specified before anything is ordered or demolished. You sign off on a design you can actually see, not a description of one.

Planning & approvals

The paperwork side of a Dubai renovation is where most programmes slip. We handle it, and we build the realistic timeline into the schedule rather than hoping.

Procurement

Everything is bought against the approved specification, on an open book. You see the real supplier cost of each item and where the lead times sit.

Construction & fit-out

One team on site, one programme, one point of contact. You get regular progress updates and a live cost position — no reconciliation surprises at the end.

Final handover

The property is finished, furnished, styled and cleaned. You walk in to a home that is ready to live in, not a site that is nearly ready.

How we price

Open book, from day one.

For homeowners we typically work on a cost-plus-15% basis. You see what every element genuinely costs, and our fee is the only margin sitting on top of it.

It is a deliberately uncomfortable way to run a contracting business, and it is the main reason clients choose us. The typical main contractor in this market charges between 30 and 75% — a number you rarely get to see.
